Investigations
We will investigate HVAC problems and advise on repair work or further investigation required to remedy them. This is particularly useful when expenditure has to be justified to tenants or fund managers. Sometimes the cause of a fault is not particularly obvious or there are multiple faults and some guidance is needed on where to start remedial works. For example:
In an office building in Manchester there were problems of reliability of chillers and temperature control within the occupied space. We were able to specify chiller repairs, boiler replacements and control enhancement to give reliable service and improve the BMS strategy to give much better temperature control.
In a London office with ice storage and VAV boxes we were employed to reduce energy consumption and to get internal temperatures under control. It became apparent that the original controls had failed in a number of areas and we devised a new BMS strategy, specified and tendered the BMS replacement work and then oversaw its installation into the building around the tenants. We were subsequently employed to specify, tender and monitor replacing the chiller with a new one. This had to be disassembled off site and reassembled in the basement plant room.
