As M&E Plant approaches, (or reaches its life end unexpectedly!) action is required to replace it. Whilst like for like replacement is sometimes appropriate a strategic view of the service in which it is may indicate a better solution, or the items may need to be sized differently to meet the currently required load.
Example: A building in Redhill became partly vacant and the owners requested advice on refurbishing the M&E services for the floors vacated to achieve at least a B EPC rating. We arranged for some thermal modelling and then specified a new chiller, replacement air handling unit, new distribution pipework and replacement fan coils. The required result was achieved with minimal disturbance of the remaining tenants and by calculating the actual cooling load we were able to save installation and running costs by reducing the capacity of the main plant.
